Buying a rental property: the finance checklist

Separate the lender’s rental test from the investment’s real running costs.

Agree the ownership before applying

Personal ownership and a limited company have different lending, tax and legal implications. Ask a tax adviser about your circumstances before choosing or changing the structure. A later transfer can itself create costs.

Build an annual cash-flow budget

Include rent, mortgage payments, management, insurance, maintenance, licensing where applicable and void periods. Gross yield is annual rent divided by property value; it does not deduct these costs or tax.

Understand the lender test

A lender can assess rent against a stressed interest calculation, sometimes alongside personal income and the wider portfolio. That assessment is not a guarantee of profitability or a promise the rent will always be received.

Review the actual use

A single household, HMO, holiday let and multi-unit building can need different finance and permissions. The mortgage, insurance, planning and licensing should reflect how the property is really being used.

Plan the exit or renewal

If borrowing interest-only, the capital remains due. Keep an accurate mortgage schedule and start reviews before a product or facility ends. Changes to rates, rent and valuation can affect the next refinance.
