Prepare the income evidence

Base pay, annual bonus and vested equity compensation need separate evidence. A share award is not necessarily current cash income, and its lender treatment must be checked.

Make the cross-border preparation specific

Tax residency, US reporting and lender acceptance can make these applications more involved. Appropriate US and UK tax advisers should review the ownership and reporting obligations.

Does living in this country guarantee access to a UK mortgage?

No. Residence is one part of the assessment, alongside nationality, income, credit background, deposit and property use. The country pages explain how to prepare an enquiry; they are not a list of guaranteed lender acceptance or claims of local mortgage authorisation.

Can I buy a UK rental property while living abroad?

That is a question we can explore against your circumstances and current lender criteria. Start with the intended tenancy, ownership, property price, deposit and rental estimate. UK and local tax or legal implications need advice from appropriately qualified professionals.

What if my plans include returning to the UK?

Tell me the expected timing, intended occupancy and what will happen to your employment and income. Buying a home to live in, buying a rental property and refinancing an existing UK home are different briefs. The application should accurately reflect the intended use and foreseeable changes.
