Mortgages for barristers

Fees billed, fees received and business costs can fall in different periods. I help barristers present their trading history and current position for a mortgage enquiry.

Reconcile the practice with the personal income

The starting point is your employment or self-employed status, supported by the appropriate accounts and tax records. For a self-employed practice, receipts, outstanding fees and chambers-related costs may explain fluctuations. A growing practice or new appointment should be described using evidence without assuming future receipts are certain.

If your practice has recently changed

Tell me about a move in chambers, a period away, a shift in work or a new employed role. A short explanation can help the financial records reflect the current practice rather than leaving the lender to infer the reason for a change.

How I approach the case

We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.

Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.

You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.

Before you proceed

Income acceptance, borrowing amount and term depend on the lender’s individual assessment. Future awards, distributions, business exits or asset growth are not guaranteed. Your home may be repossessed if you do not keep up repayments.

Your questions, answered

Can unpaid fees support the deposit?

Money not yet received should not be presented as available cash. Explain the expected timing and keep the purchase plan realistic.

Does a recent increase in work help?

It can be relevant, but a lender still decides how the accounts, history and current trading support affordability.
