One year does not mean one universal rule
Some lenders or circumstances may allow a shorter history, while others require more evidence. The business model, deposit, previous employment and income trend can all matter. Do not assume a general online statement is a commitment to your case.
Explain the move into self-employment
A move from employment into the same line of work can be different from a brand-new business in a new field. Show relevant experience, contracts and how work is being generated. A forecast alone does not establish an acceptable mortgage income.
Use completed evidence
A filed tax calculation or final accounts may carry more weight than an estimate. Make clear whether the figures cover a full year. Provide recent statements and any existing liabilities so the lender can understand current trading.
Consider the timing honestly
Waiting for another completed period may improve options in some cases. Buying sooner may mean a narrower choice or different cost. Compare those trade-offs with the property deadline and keep an allowance for unexpected expenses.
