Connect the visa timeline with the mortgage plan
We review the visa expiry date, current role, employment history and any expected move to another immigration category. A lender may also consider the deposit, UK address history and credit footprint. The goal is to present the position accurately rather than assume that every lender treats a Graduate visa in the same way.
How I approach the case
We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.
Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.
What to prepare
- Passport and digital immigration status
- Visa start and expiry dates
- Employment contract and recent payslips
- UK address and credit history
- Deposit amount and source
You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.
A Graduate visa does not guarantee mortgage eligibility and future immigration permission should not be treated as confirmed until it has been granted. Product and deposit requirements vary.
Your questions, answered
Can I get a mortgage while I am on a Graduate visa?
Potentially, but the outcome depends on the remaining visa term, employment, deposit, UK history, property and the lender’s current policy. I check those facts together before discussing an application; the visa label alone does not provide the answer.
Will a planned Skilled Worker visa help?
A credible plan can provide context, but it is not the same as permission already granted. The assessment must be accurate about the immigration status held at the time and any evidence available for a future change.
Do I need a larger deposit?
Some routes may have different deposit requirements, but there is no single percentage that applies to every Graduate visa holder. Nationality, residence history, income, property and lender policy can all affect the position.
