We establish who will own and borrow, the current visa route and expiry, whether an extension is expected, and how each income will be evidenced. The British or settled partner’s position may be relevant, but it does not remove the need for the lender to assess the whole application and property.
How I approach the case
We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.
Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.

You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.
A relationship to a British or settled person does not create an automatic mortgage entitlement. Immigration, legal ownership and tax questions require the appropriate independent advice.
Your questions, answered
Can both partners be on the mortgage?
That depends on ownership, income, immigration status, age, commitments and lender criteria. We first establish who should own the property and who needs to borrow, then check the suitable structure rather than assuming one arrangement.
Does my partner being British guarantee acceptance?
No. It may form part of the overall circumstances, but the lender still assesses both applicants, the income, deposit, credit history and property. The whole application must meet its requirements.
What if my spouse visa is due for renewal?
Tell me the expiry date and intended route. The remaining term and evidence available can affect lender choice. A future extension should not be described as granted until the relevant authority has approved it.
