How I approach the case
We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.
Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.

You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.
A recent arrival does not create one universal lender rule. Visa route, nationality, income, deposit, time in role and property type can all change the available options.

How soon after arriving in the UK can I apply?
There is no single waiting period for every applicant. Nationality, visa status, employment, deposit, banking history and lender policy all matter. An early review can show whether an application is realistic now or what evidence would improve with time.
Can I use money held overseas for the deposit?
Potentially, but the original source, ownership and transfer route need to be documented. The lender and solicitor may request statements, identity evidence, translations or additional checks before accepting the funds.
Will overseas employment history help?
It can help explain continuity in your occupation, but it does not automatically replace current UK income or the lender’s required history. Bring the overseas contract or employer evidence so the transition can be understood accurately.
