Find the cause before choosing the next lender
The issue may relate to affordability, credit data, employment, source of funds, fraud-prevention checks, the property or a mismatch in the application. We gather the available decision information, correct factual errors where appropriate and avoid presenting an altered version of the truth to another lender.
How I approach the case
We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.
Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.
What to prepare
- Decline or referral information
- Original application details
- Full credit report
- Income, bank and deposit evidence
- Property valuation or lender comments if available
You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.
No adviser can guarantee a reversal or approval elsewhere. Repeated applications may add searches, and suspected fraud markers require the relevant formal process rather than a speculative application.
Your questions, answered
Should I apply to another lender straight away?
Usually the first step is to understand the decline. Another application without correcting an error or choosing a genuinely more suitable route can add a search without solving the problem.
Can you see why the bank declined me?
I can review the information and any explanation the lender provided, but a lender may not disclose every element of its internal decision. We check affordability, credit, documents, deposit and property facts for likely issues and inconsistencies.
Does one decline mean every lender will say no?
Not necessarily, because criteria differ. It also does not mean another lender will approve. A fresh application should follow evidence-led research and must present the same facts accurately.
