Make the German employment or company structure clear

A Berlin-based employee and a managing shareholder of a GmbH need different preparation. For employment, explain fixed pay and variable elements; for business ownership, separate company accounts from personal receipts. If the UK property is intended for a family member, state that at the start.

Build a useful first-conversation pack
  • Current payslips and employment contract
  • Annual Lohnsteuerbescheinigung for employed earnings, where relevant
  • Company shareholding, accounts and distribution records for an owner-director

The Lohnsteuerbescheinigung helps explain annual employed earnings. A lender may also need current payslips, bank credits, the contract and translations. It does not by itself establish continuing income or eligibility for a UK mortgage.

Prepare the income and ownership picture

Separate regular salary, bonuses and company distributions. A German employment contract, recent payslips and the annual Lohnsteuerbescheinigung can help explain employed earnings.

Make cross-border preparation specific

For a shareholder or managing director, establish the legal entity, ownership and personal income separately from business turnover. Ask which accounts and translations the proposed lender needs.
