Rental yield calculator

Calculate annual rent as a percentage of the property value.

Your illustration—

What this illustration assumes

Gross yield = monthly rent × 12 ÷ property value × 100. Excludes finance costs, fees, maintenance, voids, insurance and tax. It is not net profit, a rental stress test or a return forecast.

Calculated on your device. The figures you enter are not sent to Jack. A lender or insurer may calculate costs differently.

Understand the figures

Gross rental yield is a starting comparison

Gross yield compares annual rent with the property price. At £1,000 per month and a £200,000 price, gross yield is 6% before finance, property costs, empty periods and tax.

A high gross yield does not establish profitability or lender acceptance. Prepare separate figures for management, maintenance, insurance, service charges where relevant, borrowing and cash reserves. Rental-cover assessment is a different test.
