A substantial UK mortgage deserves a complete explanation of the people, assets and income behind it. I help connect the cross-border facts with the property and borrowing objective, so complexity is organised into questions that can actually be assessed.
One conversation to understand the property, the people and the plan.

For internationally based business owners, executives and families considering a UK home or refinance, including borrowing above £1 million. Wealth, loan size and residence are separate parts of the assessment.
Set out each borrower’s residence, citizenship, income sources and UK intentions without losing important differences in a combined summary.
Separate ownership, liquidity and existing charges from headline asset values, and explain what funds are actually available for the purchase.
Keep lender questions, legal ownership and tax advice aligned, with clear responsibilities for your existing professional advisers.
Consider each part together. The full picture determines which questions need resolving first.
A valuable company shareholding is not automatically personal earnings or available deposit money. Record who owns each asset, its country and currency, whether it is charged, and how quickly it could be realised. Keep cash reserved for tax, business working capital or other commitments visible. This helps distinguish overall wealth from the resources proposed for monthly payments, completion and any eventual capital repayment.
For an owner-managed overseas business, explain salary, dividends or distributions, shareholding and relevant accounts. For an executive, separate basic pay, recurring allowances, bonuses and share awards. A vested award, a later sale and the resulting cash are different stages of the same asset; counting them repeatedly overstates the position. The lender’s method depends on the income type, evidence and jurisdiction, not simply a converted total.
A large loan does not automatically require private banking, and an international profile does not establish access to any particular bank. Compare appropriate routes on the rate, fees, repayment structure, early repayment charges and conditions. If a proposal includes a wider banking relationship, asset transfer or additional security, understand those commitments separately. I do not present a mortgage enquiry as authority to move investments or provide investment advice.
Clarify the legal owner and real use of the UK property, including family occupation, rental or mixed use. An interest-only proposal needs a specific, evidenced plan for the capital: substantial wealth alone is not that plan. Ask your solicitor and tax adviser about ownership and cross-border consequences before implementing a structure. I coordinate the mortgage information and decision points; specialist advisers retain responsibility for their recommendations.
Use these three views to prepare the same wealth picture for different questions. An asset should not be counted twice for incompatible purposes.
Identify sustainable receipts and the evidence connecting them to the borrower.
Show accessible money after taxes, transfer costs and amounts committed elsewhere.
For interest-only borrowing, identify the specific proposed repayment assets or other acceptable strategy.
Open each stage to understand the work involved. The sequence and timing depend on your circumstances and the lender’s assessment.
Start with the property, requested loan, preferred payment approach and reasons for borrowing. Include the desired completion date and any planned residence, ownership or business changes.
Prepare a concise schedule covering borrowers, countries, currencies, income, liabilities and assets. Identify trustees, companies or advisers where relevant, without assuming entity-owned wealth belongs personally to the applicant.
I test relevant lender criteria and evidence questions. A lender example on this page illustrates a possible assessment approach; it is not a representation of a mandate, guaranteed access or agreed terms.
Agree responsibilities for tax, conveyancing, accounting and any investment decisions. Resolve contradictions between the mortgage application, ownership proposal and source-of-funds explanation before submitting a complete case.
Examine the recommendation, total costs and conditions alongside your advisers. Keep wealth and income evidence current. Valuation, underwriting, legal requirements and funds availability remain part of the completion process.
An overseas business owner proposes an £800,000 price contribution and a £1.2 million mortgage on a £2 million home: 60% LTV before fees. Wider assets include company shares and investments. Purchase costs need a separate budget. These figures are invented.
Establish who owns the assets, evidence the income supporting payments and trace the £800,000 contribution. Compare repayment approaches and examine any proposed interest-only exit without treating unsold company shares as guaranteed cash.
The exercise creates a coherent brief for lender assessment and professional advice. It is not a completed case, a valuation of the business or confirmation that the requested loan is available.
Use this checklist to see what you can already explain. You do not need a complete application file before getting in touch.

Talk through my plansWe distinguish personal income from company resources, liquid assets from long-term holdings, and the proposed mortgage repayment approach from the wider wealth position. Country, currency and lender acceptance are checked individually. UK and overseas tax or legal questions remain with the relevant advisers.
Substantial assets do not guarantee a mortgage approval or replace affordability and source-of-funds checks. This service does not imply a private-bank mandate or overseas regulatory authorisation.

A clear explanation of the circumstances is more useful than a wealth label or a headline borrowing figure.
No. A substantial balance sheet does not guarantee approval. The lender must assess the proposed borrowing under its applicable rules and policy, including the payment plan, evidence, property and any repayment strategy.
Company funds and personal funds are different. Explain the proposed lawful route for any distribution or loan and obtain appropriate tax and legal advice. The lender and solicitor must accept the ownership, source and transaction trail.
Possibly, depending on the lender and the assets’ ownership, type, jurisdiction, currency and restrictions. A statement value alone does not show what will be available when capital is due. Investment advice remains with a suitably qualified adviser.
That depends on the specific proposal. Some relationships involve wider banking or asset conditions; others differ. Understand any transfer, custody, management costs or restrictions before agreeing, and compare the mortgage alongside those separate commitments.
Yes, where you authorise the relevant coordination. We can agree a shared list of questions and responsibilities. Mortgage advice, legal advice, tax advice and investment advice remain distinct services with their own terms.
No. Residence is one part of the assessment, alongside nationality, income, credit background, deposit and property use. The country pages explain how to prepare an enquiry. They do not guarantee lender acceptance or imply local mortgage authorisation.
Link to this answerThat is a question we can explore against your circumstances and current lender criteria. Start with the intended tenancy, ownership, property price, deposit and rental estimate. UK and local tax or legal implications need advice from appropriately qualified professionals.

Buying a home to live in, buying a rental property and refinancing an existing UK home are different briefs. The application should accurately reflect the intended use and foreseeable changes.
