Buy-to-let mortgages

Limited company buy-to-let mortgages

Buying through a company changes the borrower and the evidence a lender needs. I review the SPV, ownership chain and proposed property before sourcing.

A useful starting point

What should be ready before an SPV mortgage application?

The lender is assessing the company borrowing the money as well as the property and the people behind it. Establish the intended ownership and deposit route before committing to a purchase in a particular name.

  • Record directors, shareholders, ownership percentages and any other companies in the chain.
  • Explain whether the deposit is a director’s loan, company cash or another evidenced source.
  • Prepare rent, property details and an outline of existing borrowing and experience.

Keep the company structure understandable

Lenders have different requirements for company activity, directors, shareholders and personal guarantees. An LLP or another company above the SPV can affect the available options. Incorporating an existing property can also involve refinancing and tax consequences.

How I approach the case

We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.

Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.

What to prepare

  • Company number and activities
  • Directors and full ownership chain
  • Property and rent details
  • Deposit origin and accountant guidance

You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.

Before you proceed

A company is not automatically more tax-efficient. Obtain tax and legal advice before transferring property or setting up a structure.

Your questions, answered

How should I compare the rental income with the costs?

Set out the expected rent and allow for finance costs, managing-agent fees, insurance, repairs, periods without a tenant and tax advice. A gross rental yield is a starting calculation, not the cash you keep. We also need to understand the lender’s separate rental-cover assessment.

Should I decide the ownership structure before applying?

Ownership affects the application and the wider transaction. Tell me whether the purchase is personal, joint or through a company and whether you already have a property portfolio. A qualified tax adviser should help assess the tax and ownership implications before you commit to a structure.

What information about the property matters?

The actual use, tenancy arrangement, condition and any licensing or planning questions should be clear from the outset. A standard single tenancy, an HMO and a holiday let can need different lending routes. Share the particulars and proposed use before assuming one product fits them all.

More questions about your plans

Should I set up a company before speaking to a mortgage adviser?

Discuss the proposed structure first and obtain tax and legal advice on ownership. Forming a company does not establish mortgage eligibility, and a lender may have specific requirements for its activities, ownership and guarantees.

Does a strong rental yield guarantee a buy-to-let mortgage?

No. Yield is a comparison between rent and property price. A lender’s rental-cover assessment, valuation, applicant checks and company requirements are separate, and the costs of running the property still need budgeting.
