Commercial investment property

A commercial investment loan depends on both the property and the lease income. I help present the tenant, lease and cash-flow risks clearly.

Read the lease as part of the investment

Lease length, break clauses, rent reviews and repair obligations can materially affect the income. A strong headline yield may hide a short unexpired lease or upcoming expenditure. The valuation and lender will consider marketability if the tenant leaves.

How I approach the case

We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.

Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.

What to prepare

  • Full lease and tenant details
  • Rent and arrears history
  • Property valuation or sales particulars
  • Deposit and maintenance budget

You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.

Before you proceed

Commercial property can have long void periods and concentrated tenant risk. Rental income is not assured.

Your questions, answered

What makes a commercial or development brief useful?

Bring the property details, the borrowing purpose, the proposed repayment or exit and the evidence supporting the project. Depending on the case, this may include trading accounts, leases, planning information, an appraisal or a cost schedule. Identify gaps and decisions still outstanding.

How do you compare facilities beyond the interest rate?

Look at the funds available, repayment structure, term, fees, security, guarantees and conditions together. For staged funding, the timing and conditions of each drawdown matter to cash flow. A facility must fit the actual business or project rather than just an initial headline figure.

Your purchase budget

Look beyond the deposit.

Separate the money going into the purchase from the cash your business or investment needs to keep operating.

The starting figures are editable examples. Your inputs stay on this page and are not sent or deliberately saved.

To work it through without the calculator: subtract net loan proceeds from the purchase price plus other costs, then add the cash reserve you want to retain.

How this illustration works

This does not calculate taxes, lender affordability or a finance offer. A lender may lend against a value different from the purchase price. Net proceeds, security, guarantees and costs need confirming in the actual terms. Do not count the same cost both as a deduction from net loan proceeds and in other costs.

Check the context. Sources checked 13 October 2026. The arithmetic is explained above; the sources inform the preparation questions, not your lender’s terms.

A closer look · Practical preparation

Look through the rent to the lease behind it.

Use the investment pack to understand where the income comes from, which costs stay with you and what happens if occupation changes. A headline yield cannot answer all three.

01

The lease calendar

Make one list of lease expiry, tenant breaks, rent reviews and any incentives. Ask your solicitor to explain the conditions attached to each date and flag differences between the lease and sales particulars.

02

The cash actually received

Reconcile the rent schedule with payment records. Identify arrears, concessions and service-charge items separately so the discussion does not mistake a quoted annual rent for reliable net cash.

03

The owner’s retained costs

Ask which repairs, management costs, insurance arrangements and other liabilities remain with the landlord. Have the relevant professionals review condition and the lease wording together.

04

The vacancy plan

Prepare your own downside budget for a gap in rent and reletting costs. Ask a local agent about market demand and record the assumptions rather than treating today’s tenant as permanent.

Before the next commitment

Evidence the investment case. Bring the full lease and variations, rent record, property details, ownership structure and deposit evidence. A short explanation of the plan helps identify unanswered questions early.

Plan capital repayment. If considering interest-only borrowing, set out how the balance would be repaid. Test the intended sale or refinance against a lower value or a change in occupancy.

Sources and how to use this section

Sources checked 13 October 2026. The questions and preparation prompts are Jack’s editorial checklist, not a lender’s eligibility test. Lender links illustrate that provider’s process and terms; Homes England describes its own monitoring requirements. They do not establish whole-market rules.

Requirements depend on the property, borrower, lender and UK jurisdiction. Confirm legal, tax and technical matters with the relevant professional. Finance remains subject to assessment and written conditions.
