A development enquiry needs a concise appraisal and a clear funding ask. I help organise the information needed for initial lender discussions.

Explain the project before circulating it

A useful brief covers site control, planning, costs, value, equity and the exit. It should identify the developer and professional team. Indicative terms can then be compared on net funding, conditions and drawdown timing.

Agree the work before it begins

The first discussion establishes the objective, the people involved and the immediate decision. We then confirm whether I can help, what input is needed from other professionals and how updates will work. Any scope, fee or referral arrangement is explained before proceeding.

What is the simplest way to introduce someone?

Give the client Jack’s contact details so they can decide when to get in touch. If they want you to make an introduction, agree what can be shared first. A minimal summary is normally a better starting point than sending a bundle of personal financial documents.

Can an introducer receive progress updates?

The client should decide what may be shared and with whom. We can agree appropriate milestones and points of contact while keeping the underlying advice and financial information private. Update arrangements do not transfer responsibility for another professional’s work.

How are referral arrangements handled?

Any relevant commercial arrangement, benefit or conflict should be explained before proceeding. The client remains free to decide whether to engage. Introductions do not establish lender approval, a guaranteed outcome or permission to distribute personal documents.
