Buying & remortgaging

How much can I borrow?

That depends on the lender’s assessment of income, commitments, household spending, term and property. A borrowing calculator is only a planning illustration. An adviser can check current criteria and the evidence behind your figures.

Do I need a perfect credit history?

Not necessarily. The type, amount and age of any issue matter, along with the rest of your circumstances. Provide the full credit report and an accurate explanation before applications are made.

Can I get a mortgage if I am self-employed?

It may be possible. The business structure, trading history and evidence determine how a lender assesses earnings. Turnover, company profit and personal income should be distinguished.

Should I stay with my current lender?

Compare the available product transfer with a remortgage over the same period, including fees, charges, flexibility and the outstanding balance. Staying can be simpler, but is not automatically cheaper.

When should I review my current deal?

Make a note of the end date and begin the conversation in advance, allowing for the lender’s booking window and any legal or valuation work. Avoid assuming a new deal can start early without a charge.

Does an agreement in principle guarantee a mortgage?

No. The full application, evidence, valuation and legal conditions still need to be accepted. Material changes can affect a lender’s decision.

What should I do if I am worried about paying my mortgage?

Contact your lender as soon as possible, ideally before a payment is missed. Simply talking to the lender does not affect your credit file. Any arrangement can have different effects, so ask about future payments, the total cost and credit reporting before agreeing. MoneyHelper can help you find free debt advice. Keep making your agreed payments if you can.

Will an agreement in principle affect my credit report?

Ask whether the lender uses a soft or hard credit search before proceeding. A soft search does not affect your credit score; a hard search is recorded on your report and can affect it. Checking your own credit report is different from applying for credit. Avoid repeated applications simply to test your chances. An agreement in principle is still not a guaranteed mortgage offer.

What evidence will I need for my deposit or a family gift?

Be ready to explain where the money originally came from and provide the requested evidence, such as savings statements or documents for a sale, inheritance or gift. Tell Jack and your conveyancer early if someone is helping. Clarify whether the money is a gift or a loan, and ask what donor checks or declarations are needed. The lender and conveyancer set their own requirements; use the agreed secure route for documents.

International & GCC

Can income earned abroad be considered?

Some lenders can consider certain overseas income and residence circumstances. Acceptance of a country, currency and employer is case-specific, and currency movement can affect the real cost of sterling payments.

Link to this answer
Can a foreign national get a UK mortgage?

It may be possible. A lender can consider nationality, current country of residence, immigration status, UK credit history, income currency, deposit source and the intended property use. Those are separate facts, so the answer depends on the complete case rather than nationality alone.

Link to this answer
Can a GCC resident buy or refinance UK property with a mortgage?

Some UK lending routes can consider residents of Kuwait, the UAE, Saudi Arabia, Qatar, Bahrain and Oman. Country, currency, employer or business structure, deposit source, property use and UK connections are assessed individually. A GCC residence page is a starting point, not a promise of approval.

Can income paid in KWD, AED, USD or another foreign currency be used?

Some lenders can consider certain foreign currencies and income sources. The amount used may be adjusted for currency risk, and the employment, business or investment evidence must reconcile with bank credits. Acceptance changes by lender and by case.

Can I get a UK mortgage while living overseas?

Potential routes exist for UK expats, non-residents and some foreign-national buyers. The assessment normally begins with where you live, your nationality or status, how you earn, the deposit trail and whether the UK property will be a home, second home or investment.

Do I need UK credit history as a new arrival?

A short UK history does not create one universal answer. Time in the UK, immigration status, income, deposit, overseas credit information and lender policy all matter. A full, accurate timeline can help establish whether an application is viable now or whether more history would improve the position.

Large & complex mortgages

How are mortgages above £1 million assessed?

A £1m+ mortgage is still assessed against affordability, property acceptability, loan-to-value, credit and evidence. Larger or more complex cases may also need a clearer assets-and-liabilities schedule, explanation of variable or business income, and an evidenced repayment strategy where interest-only borrowing is considered.

What is different about a high-net-worth or ultra-high-net-worth mortgage?

The case may involve substantial assets, several companies, international income, trusts or advisers, but wealth does not remove underwriting. The useful work is to separate personal income, company resources, liquid assets, liabilities and the borrowing purpose so an appropriate lending route can be considered.

Link to this answer
Can I use interest-only for a large mortgage?

It can be considered in some circumstances, subject to lender policy, affordability and an acceptable repayment strategy. The capital remains outstanding throughout the interest-only period, so the strategy, timing and risks need to be specific rather than based on assumed growth.

Can a large house, acreage, annex or multiple titles be mortgaged?

Possibly, but the property must be defined accurately. Acreage, separate titles, outbuildings, annexes, business use, letting, access, condition and proposed works can affect valuation and lender appetite. Sales particulars, title plans and intended use help identify the right questions early.

Buy-to-Let

How should I compare the rental income with the costs?

Set out the expected rent and allow for finance costs, managing-agent fees, insurance, repairs, periods without a tenant and tax advice. A gross rental yield is a starting calculation, not the cash you keep. We also need to understand the lender’s separate rental-cover assessment.

Link to this answer
Should I decide the ownership structure before applying?

Ownership affects the application and the wider transaction. Tell me whether the purchase is personal, joint or through a company and whether you already have a property portfolio. A qualified tax adviser should help assess the tax and ownership implications before you commit to a structure.

Link to this answer
What information about the property matters?

The actual use, tenancy arrangement, condition and any licensing or planning questions should be clear from the outset. A standard single tenancy, an HMO and a holiday let can need different lending routes. Share the particulars and proposed use before assuming one product fits them all.

Property Finance

What does the lender need to understand about the exit?

Explain how and when the short-term loan will be repaid, and the evidence behind that plan. A sale, refinance or other repayment source has different dependencies. Consider what happens if the property takes longer to sell, works run late or a refinance valuation is lower than expected.

Link to this answer
Which costs should I ask to see in writing?

Ask for the interest basis, facility term, arrangement fee, legal and valuation costs, any retained interest and the amount actually available at completion. Where applicable, check exit charges and extension terms. The headline facility and the money available to use can differ.

Link to this answer
Can we discuss an auction or urgent deadline?

Yes, but share the actual contract deadline and available documents immediately. The valuation, legal work and underwriting still need to be completed. An initial conversation or indicative terms should never be treated as a commitment that money will arrive by a particular date.

Protection

Should I check existing cover before taking out another policy?

Yes. Bring the policy schedule and details of relevant employer benefits so the cover, term, exclusions and purpose can be understood. The review should consider what would happen to those benefits if your employment changed. Avoid cancelling existing cover before any replacement is confirmed and reviewed.

Link to this answer
How do we decide what protection is intended to do?

Start with the people, commitments or business needs you want to protect. Then consider what money would be needed, for how long and what premiums can be maintained. Different policies respond to different events, so the purpose matters as much as the headline benefit.

Link to this answer
Will a quotation confirm that I can claim in future?

No. Acceptance, policy terms and claims depend on the insurer’s requirements and the contract. Accurate answers are essential when applying, and medical information should use the agreed secure process. We discuss relevant limitations and any need for specialist advice before you proceed.

Link to this answer
Can I cancel cover, or ask for help if premiums become difficult?

Read the cancellation notice in your policy documents and use the insurer’s stated process. Consumer pure-protection policies generally have a 30-day cancellation period; many other insurance contracts have 14 days, with exceptions and different start-date rules. If cost is the problem, speak to the insurer before cancelling or missing a payment. Ask what changes are possible and what cover you would lose. Keep existing cover until any replacement is confirmed and checked.

How do I start an insurance claim?

Use the claims contact in your policy documents and notify the insurer promptly. Have the policy details available and ask what evidence, deadlines and updates apply to your claim. Medical or identity information should go through the insurer’s agreed secure route. The insurer assesses the claim against the policy terms; a website enquiry is not a claim notification.

Consultancy

What should I send before a consultancy discussion?

Share the objective, current position, decision-makers and any immediate deadline. A concise brief helps establish whether coordination, UK representation or an introduction would be useful. You can explain the broad requirement first and agree a secure route for detailed information later.

Link to this answer
How are deliverables and fees agreed?

The work should have a written scope setting out what will be done, what it depends on, reporting arrangements and fees. If the brief changes, the scope should be reviewed. An initial conversation does not appoint anyone to make investment decisions or enter into contracts for you.

Link to this answer
Can consultancy run alongside a mortgage enquiry?

Yes, where the actual requirements fit, but the engagements remain distinct. Mortgage and protection advice is provided through Mortgage Force (UK) Ltd. Consultancy has its own agreed terms and does not replace regulated investment, legal or tax advice.

Fees & getting started

Are the calculators personal advice?

No. They use the assumptions displayed on the page and do not assess lender eligibility. Fees, product changes, tax circumstances and policy terms can affect actual outcomes.

Link to this answer
Will I be told about fees before proceeding?

Yes. The scope of the mortgage advice and any adviser fee should be disclosed at the outset. Product, legal, valuation and other third-party charges are considered separately.

Link to this answer
How should I send sensitive documents?

Use the secure document route agreed with your adviser. The initial enquiry form is for a short summary; it does not require account numbers, passports, tax references or medical details.

Does speaking to Jack commit me to an application?

No. An initial conversation is used to understand the objective and decide what evidence or further assessment may be needed. Fees, scope and the regulated advice process are explained before you decide whether to proceed.

Who provides the mortgage and protection advice?

Mortgage and protection advice is provided through Mortgage Force (UK) Ltd, authorised and regulated by the Financial Conduct Authority, reference 843041. Lockhart Murphy is a trading style of Mortgage Force (UK) Ltd, and Jack Cousins is Head of Mortgages at Lockhart Murphy.

Can I ask for extra support during the process?

Please tell Jack if a different way of communicating, more time to read information or involving someone you trust would help. We can discuss what support can be arranged and any permission needed before sharing information. You do not need to include medical details in the website enquiry.

When is the adviser fee payable, and what if the purchase falls through?

Check the written fee agreement for the amount, payment stage and any refund or cancellation terms before proceeding. An adviser fee is separate from lender, valuation and legal charges, which can have their own terms. Ask Jack to explain what would be payable if an application is declined, you withdraw or the purchase does not complete.

Does the lender list include every mortgage deal?

A list of lender names does not mean every lender or product is available for every case. The service disclosure explains the advice scope and any limits. Ask how your current lender’s options and any deals you have found directly will be considered in the comparison.
