Mortgage adviser fees
Any adviser fee and when it becomes payable are explained at the outset. Lockhart Murphy’s published fee wording refers to a charge of up to 1% of the loan, subject to a minimum of £495. Your individual fee agreement sets out what applies to your case. Product, valuation, legal and other third-party costs are separate.
Lender commission and other services
A lender may pay commission to the firm. The applicable advice disclosures explain remuneration and the service being provided. Before you proceed.
When is the adviser fee payable, and what if the purchase falls through?
Check the written fee agreement for the amount, payment stage and any refund or cancellation terms before proceeding. An adviser fee is separate from lender, valuation and legal charges, which can have their own terms. Ask Jack to explain what would be payable if an application is declined, you withdraw or the purchase does not complete.

Does the lender list include every mortgage deal?
A list of lender names does not mean every lender or product is available for every case. The service disclosure explains the advice scope and any limits. Ask how your current lender’s options and any deals you have found directly will be considered in the comparison.
