A gift to the UK buyer
The buyer owns and borrows. The donor must explain the funds and whether repayment or any ownership interest is expected.
First question: Can the buyer qualify on their own circumstances?

A short outline is enough to begin. We can agree which documents are needed and how to share them securely after we have spoken.
Four broad choices shape your checklist. No names, amounts, account details or documents are needed. Choices stay on this page and clear when it reloads.
Preparation only. These choices cannot confirm lender availability, eligibility, borrowing or a suitable product.
Start with any choice. The checklist also works before everything is decided.
Review the exact text below before copying or saving it. Nothing is sent to Jack. You can choose what to share when you contact him.
A useful brief joins three parts of the story. These preparation questions work without the interactive choices.

Regional prompts do not establish country or currency acceptance. Ask qualified legal and tax advisers about your own cross-border position.

Explore UK mortgagesYour residence, nationality and income can tell different stories. Tell me about all three.
These pages answer the eligibility questions I hear most often from foreign nationals and recent UK arrivals.
Your nationality is only one part of the mortgage picture. I consider UK residence, immigration permission, income, deposit and credit history together.
Explore 02Your first UK home can be achievable without fitting a standard British-borrower profile. I help foreign-national buyers understand how visa status, UK credit history, income and deposit interact.
Explore 03Recent UK arrivals often have short address, employment and banking histories. I help establish what can be evidenced now, what a lender may require and whether waiting would materially improve the options.
Explore 04A limited UK credit footprint is not the same as poor credit, but it can reduce the information available to a lender. I help you prepare the identity, address, banking and payment evidence that may support the wider application.
Explore 05A Graduate visa can give you time to work in the UK after study, but the remaining visa term, employment and deposit still need to fit the lender’s criteria. I help you establish the realistic routes before you apply.
Explore 06Buying a home on a spouse or partner visa can involve one applicant’s immigration status alongside the household’s combined income, deposit and UK credit history. I bring those parts into one assessment.

Start with the principle, then discuss how your residence, income, deposit and UK property change the answer.
It may be possible. A lender can consider nationality, current country of residence, immigration status, UK credit history, income currency, deposit source and the intended property use. Those are separate facts, so the answer depends on the complete case rather than nationality alone.
Link to this answerSome UK lending routes can consider residents of Kuwait, the UAE, Saudi Arabia, Qatar, Bahrain and Oman. Country, currency, employer or business structure, deposit source, property use and UK connections are assessed individually. A GCC residence page is a starting point, not a promise of approval.
Link to this answerSome lenders can consider certain foreign currencies and income sources. The amount used may be adjusted for currency risk, and the employment, business or investment evidence must reconcile with bank credits. Acceptance changes by lender and by case.
Link to this answerPotential routes exist for UK expats, non-residents and some foreign-national buyers. The assessment normally begins with where you live, your nationality or status, how you earn, the deposit trail and whether the UK property will be a home, second home or investment.
Link to this answerA £1m+ mortgage is still assessed against affordability, property acceptability, loan-to-value, credit and evidence. Larger or more complex cases may also need a clearer assets-and-liabilities schedule, explanation of variable or business income, and an evidenced repayment strategy where interest-only borrowing is considered.
Link to this answerThe case may involve substantial assets, several companies, international income, trusts or advisers, but wealth does not remove underwriting. The useful work is to separate personal income, company resources, liquid assets, liabilities and the borrowing purpose so an appropriate lending route can be considered.
Link to this answerIt can be considered in some circumstances, subject to lender policy, affordability and an acceptable repayment strategy. The capital remains outstanding throughout the interest-only period, so the strategy, timing and risks need to be specific rather than based on assumed growth.
Link to this answerPossibly, but the property must be defined accurately. Acreage, separate titles, outbuildings, annexes, business use, letting, access, condition and proposed works can affect valuation and lender appetite. Sales particulars, title plans and intended use help identify the right questions early.
Link to this answerA gift, a loan, parental ownership and a joint application need different checks. Establish who owns the funds and property, who borrows and who lives there. The buyer’s eligibility, lawful transfer of funds and the family’s legal and tax position all need separate consideration.
Link to this answerNo. Residence, nationality, income, minimum loan size, property use and deposit evidence can still affect eligibility. A substantial deposit does not replace an affordable repayment plan or lender acceptance of the actual circumstances.
