Plan the application around your return date
A UK purchase while living in Oman and a purchase after taking a UK job can require different evidence. Set out the sequence of employment, move and property occupation. Avoid relying on a future salary or tenancy that has not been agreed.
Build a useful first-conversation pack
- Current employment contract and expected end or renewal date
- Any signed UK job offer and intended start date
- UK occupancy plan, ongoing Oman commitments and deposit trail
Start with an outline of the purchase price, borrowing required, income and property use. Send detailed personal documents only through the secure route agreed with Jack.
A question specific to this starting point
Should I apply before or after returning from Oman?
There is no universal best timing. Compare the current overseas-income route with the evidence available after relocation, including any probation period or gap in pay. Check both before making a purchase timetable depend on one option.

Prepare the income evidence
The employment contract and banking history should establish regular earnings and any allowances. We check the remaining contract term and proposed continuation rather than relying on one payslip.
Make the cross-border preparation specific
For a future return to the UK, clarify whether the property is for immediate family occupation, letting or a later move. The intended use can change the finance route.
Planning a £1m+ UK purchase or refinance?
The country and income questions sit alongside the size and nature of the UK property. See £1m+ mortgages, large homes and country estates and complex property types. For a wider wealth or ownership picture, there is also a dedicated UHNW mortgage page.
How I approach the case
We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.
Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.
What to prepare
- Residence evidence and nationality
- Income in OMR with bank credits
- Deposit source and transfer history
- UK property and intended use
You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.
Country and currency acceptance are checked on a case-by-case basis. This page does not imply an office or regulatory authorisation in your country of residence.
Your questions, answered
Does living in this country guarantee access to a UK mortgage?
No. Residence is one part of the assessment, alongside nationality, income, credit background, deposit and property use. The country pages explain how to prepare an enquiry. They do not guarantee lender acceptance or imply local mortgage authorisation.
Link to this answerCan I buy a UK rental property while living abroad?
That is a question we can explore against your circumstances and current lender criteria. Start with the intended tenancy, ownership, property price, deposit and rental estimate. UK and local tax or legal implications need advice from appropriately qualified professionals.
Link to this answerWhat if my plans include returning to the UK?
Tell me the expected timing, intended occupancy and what will happen to your employment and income. Buying a home to live in, buying a rental property and refinancing an existing UK home are different briefs. The application should accurately reflect the intended use and foreseeable changes.
