Preparing a UK property purchase from Dubai or the UAE
Keep the UK property plan separate from assumptions based on a UAE payslip. Country of residence, employment arrangements, income currency, deposit evidence and intended occupancy all need to be explained in the mortgage brief.
- Identify fixed salary and each allowance or variable element separately.
- Summarise existing debts and any property borrowing in the UK or overseas.
- Plan the deposit evidence and transfer timetable with the professionals involved.
Explain free-zone income and the continuing job
For Dubai and Abu Dhabi residents, a headline remuneration package may conceal very different cash flows. A free-zone company owner should explain ownership, trading activity and personal drawings. If moving to the UK, state whether the UAE role will continue and where the work will actually be performed.
Build a useful first-conversation pack
- Employment or company records identifying the entity and income currency
- Salary, dividends and one-off receipts shown separately
- Current UAE residence evidence and the intended UK occupancy timetable
Start with an outline of the purchase price, borrowing required, income and property use. Send detailed personal documents only through the secure route agreed with Jack.
A question specific to this starting point
Does a UAE free-zone company qualify like a UK limited company?
Not automatically. The lender assesses the jurisdiction, business history, accounts, shareholding and income available to you. UK director-income assumptions should not be applied to a UAE entity without checking the proposed lender’s policy.

Prepare the income evidence
A salary certificate may sit alongside allowances, bonus payments or commission. We identify which amounts are recurring and how bank credits correspond to the employment documents.
Make the cross-border preparation specific
If you own a UAE business or work in a free-zone structure, explain the legal entity, shareholding and income distributions rather than treating turnover as personal earnings.
Planning a £1m+ UK purchase or refinance?
The country and income questions sit alongside the size and nature of the UK property. See £1m+ mortgages, large homes and country estates and complex property types. For a wider wealth or ownership picture, there is also a dedicated UHNW mortgage page.
How I approach the case
We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.
Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.
What to prepare
- Residence evidence and nationality
- Income in AED with bank credits
- Deposit source and transfer history
- UK property and intended use
You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.
Country and currency acceptance are checked on a case-by-case basis. This page does not imply an office or regulatory authorisation in your country of residence.
Your questions, answered
Does living in this country guarantee access to a UK mortgage?
No. Residence is one part of the assessment, alongside nationality, income, credit background, deposit and property use. The country pages explain how to prepare an enquiry. They do not guarantee lender acceptance or imply local mortgage authorisation.
Link to this answerCan I buy a UK rental property while living abroad?
That is a question we can explore against your circumstances and current lender criteria. Start with the intended tenancy, ownership, property price, deposit and rental estimate. UK and local tax or legal implications need advice from appropriately qualified professionals.
Link to this answerWhat if my plans include returning to the UK?
Tell me the expected timing, intended occupancy and what will happen to your employment and income. Buying a home to live in, buying a rental property and refinancing an existing UK home are different briefs. The application should accurately reflect the intended use and foreseeable changes.

Can I use the same mortgage route for a UK home and a rental property?
The intended use matters. A home, second home and buy-to-let property may be assessed differently. Explain who will occupy it, your residence and your longer-term plans before a mortgage route is considered.
