Separate a UK second home from an investment

A Canadian resident buying a UK base for visits needs to describe how often it will be occupied, by whom, and whether any letting is planned. Employment income, business drawings and proceeds from selling investments should be explained separately.

Build a useful first-conversation pack
  • Current Canadian employment or business evidence
  • UK occupancy plan and details of Canadian housing costs
  • Deposit source, completed sales and any continuing investment commitments

Start with an outline of the purchase price, borrowing required, income and property use. Send detailed personal documents only through the secure route agreed with Jack.

A question specific to this starting point

Can I keep my Canadian home and buy a UK property?

That may be possible, but the lender must assess the proposed UK use, both sets of commitments and the income available. Keeping the Canadian home is also a reason to obtain advice on the relevant UK and Canadian tax position.

Prepare the income evidence

Base salary, bonus, commission and share-based compensation need separate evidence. We establish what is paid in cash, its history and whether the role will continue while the UK property is owned.

Make the cross-border preparation specific

Canadian residence, tax position and UK ownership can create cross-border questions. Legal and tax advisers should review those implications; the mortgage assessment remains a separate process.

Planning a £1m+ UK purchase or refinance?

The country and income questions sit alongside the size and nature of the UK property. See £1m+ mortgages, large homes and country estates and complex property types. For a wider wealth or ownership picture, there is also a dedicated UHNW mortgage page.

How I approach the case

We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.

Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.

What to prepare

  • Residence evidence and nationality
  • Income in CAD with bank credits
  • Deposit source and transfer history
  • UK property and intended use

You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.

Before you proceed

Country and currency acceptance are checked on a case-by-case basis. This page does not imply an office or regulatory authorisation in your country of residence.

Your questions, answered

Does living in this country guarantee access to a UK mortgage?

No. Residence is one part of the assessment, alongside nationality, income, credit background, deposit and property use. The country pages explain how to prepare an enquiry. They do not guarantee lender acceptance or imply local mortgage authorisation.

Can I buy a UK rental property while living abroad?

That is a question we can explore against your circumstances and current lender criteria. Start with the intended tenancy, ownership, property price, deposit and rental estimate. UK and local tax or legal implications need advice from appropriately qualified professionals.

What if my plans include returning to the UK?

Tell me the expected timing, intended occupancy and what will happen to your employment and income. Buying a home to live in, buying a rental property and refinancing an existing UK home are different briefs. The application should accurately reflect the intended use and foreseeable changes.
