The best document pack makes your circumstances easy to understand. Use this guide to organise what you already have, then agree the lender-specific requirements before arranging translations, certification or a fresh set of statements.
One conversation to understand the property, the people and the plan.

For overseas borrowers preparing a UK mortgage enquiry, purchase or refinance. This is an organising checklist, not a universal lender document list or a request to upload sensitive records here.
Group documents by borrower and purpose so identity, earnings, funds and property information can be followed.
Spot missing pages, unexplained transfers and inconsistent names before they generate repeated questions.
Confirm accepted formats and dates before paying for certification or repeatedly requesting refreshed records.
Consider each part together. The full picture determines which questions need resolving first.
Prepare the available passport and current residence evidence for each applicant, together with the requested address history. Overseas postal formats, transliterations and name changes may need explanation. Do not replace a genuine overseas address with a more convenient UK correspondence address. Record the document issue and expiry dates so any outdated evidence can be identified. The lender and solicitor may have separate verification requirements.
Organise employment terms, pay records and matching credits in date order, keeping the original currency visible. Identify bonus, allowances and deductions instead of presenting only a headline annual total. If self-employed, explain the business structure and available local accounts, tax records and accountant details. Do not create a UK tax document that does not exist. The precise periods and accepted income methods depend on the chosen route.
Separate proof that you hold money from evidence of how it was obtained. For a sale, gift, inheritance or business distribution, the underlying documents matter alongside statements. Keep the trail through intermediate accounts and currency conversions understandable, with ownership visible. Explain any borrowed contribution honestly. Avoid moving money repeatedly just to make an application look simpler; this can make the original source harder to follow.
Ask what the receiving lender or solicitor accepts before commissioning work. A translation, certified copy and notarised document are different things, and requirements are not identical. Preserve the complete original alongside the accepted translation; do not edit figures, remove pages or use an AI rewrite as evidence. Send records through the secure channel agreed for your case. The public enquiry form only needs a short summary.
Open each stage to understand the work involved. The sequence and timing depend on your circumstances and the lender’s assessment.
Give residence, property purpose, income type and borrowing range. This allows the evidence request to follow the potential route instead of collecting every personal record without a reason.
List each requested item, borrower, date range and whether it is available. Mark missing or expired records and identify who can provide a replacement or explanation.
Confirm certification, translator credentials, acceptable electronic statements and document age. Check the lender and conveyancer instructions separately, especially where signing must take place overseas.
Match earnings to receipts and deposit credits to their source. Add a factual covering explanation for material differences, while retaining the complete underlying records rather than replacing them with a summary.
Respond to case-specific follow-up requests and tell me when circumstances change. Some documents may need refreshing before offer or completion; a complete initial pack does not prevent every later question.
An applicant has sufficient savings for a proposed deposit, but one account includes a recent family transfer and proceeds from selling investments. The statement balance alone does not explain those funds. This is an invented example.
Separate the two credits, establish whether the family money is a gift or loan, retain the investment sale records and show the subsequent transfers. Confirm what declaration and supporting evidence the lender and solicitor require.
A connected evidence trail makes the proposal clearer. It does not turn a loan into a gift, establish tax treatment or guarantee that either source will be accepted.
Use this checklist to see what you can already explain. You do not need a complete application file before getting in touch.

A clear explanation of the circumstances is more useful than a wealth label or a headline borrowing figure.
Requirements vary by lender, document and verification method. Check the instructions for your actual application before arranging certification. A solicitor’s own identity process may require something different from the mortgage lender.
Link to this answerDo not assume a self-translation is acceptable. Lenders can require a recognised translator or specific certification. Keep the original and arrange the required translation once the receiving organisation has confirmed its rules.
Link to this answerThey may omit account ownership, dates or pages required for assessment. Follow the requested format and provide complete, unaltered records. If your overseas bank cannot supply the usual document, explain that so acceptable alternatives can be checked.
Link to this answerNo. Start with a general outline and avoid passports, full bank statements or account numbers in the public form. Detailed records should follow through an agreed secure route when there is a defined reason to request them.
Link to this answerTell me what UK history you have and whether records are available from your country of residence. Evidence and credit assessment differ by lender; neither an overseas report nor an absence of UK history guarantees a particular outcome.
