Distinguish an overseas application from a BN(O) move
A Hong Kong resident keeping an overseas job and a household moving under BN(O) permission may need different finance routes. State where you will live and work at application and completion, and whether the HKD salary will continue after the move.
Build a useful first-conversation pack
- Current income records and any confirmed UK employment change
- Current residence and immigration permission where relevant
- Sale proceeds or savings evidence, including the original source
Start with an outline of the purchase price, borrowing required, income and property use. Send detailed personal documents only through the secure route agreed with Jack.
A question specific to this starting point
Should I use the Hong Kong guide or the BN(O) guide?
Use this guide for your Hong Kong income and deposit preparation, and the BN(O) guide for that UK immigration situation. The assessment should join both together rather than treating nationality, residence and visa status as interchangeable.

Prepare the income evidence
Separate regular salary from bonuses and investment or rental income. If you plan to relocate, a future UK role and an application while still overseas may follow different lending routes.
Make the cross-border preparation specific
BN(O) immigration permission and residence in Hong Kong are different circumstances. Establish where you will live when applying and how you intend to use the property.
Planning a £1m+ UK purchase or refinance?
The country and income questions sit alongside the size and nature of the UK property. See £1m+ mortgages, large homes and country estates and complex property types. For a wider wealth or ownership picture, there is also a dedicated UHNW mortgage page.
How I approach the case
We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.
Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.
What to prepare
- Residence evidence and nationality
- Income in HKD with bank credits
- Deposit source and transfer history
- UK property and intended use
You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.
Country and currency acceptance are checked on a case-by-case basis. This page does not imply an office or regulatory authorisation in your country of residence.
Your questions, answered
Does living in this country guarantee access to a UK mortgage?
No. Residence is one part of the assessment, alongside nationality, income, credit background, deposit and property use. The country pages explain how to prepare an enquiry. They do not guarantee lender acceptance or imply local mortgage authorisation.
Link to this answerCan I buy a UK rental property while living abroad?
That is a question we can explore against your circumstances and current lender criteria. Start with the intended tenancy, ownership, property price, deposit and rental estimate. UK and local tax or legal implications need advice from appropriately qualified professionals.
Link to this answerWhat if my plans include returning to the UK?
Tell me the expected timing, intended occupancy and what will happen to your employment and income. Buying a home to live in, buying a rental property and refinancing an existing UK home are different briefs. The application should accurately reflect the intended use and foreseeable changes.
