Practical preparation · General information, assessed individually
Describe today’s position
The lender needs the current facts, even if you originally bought while living in the UK. Give your country of residence, nationality, employment and income currencies, and explain who occupies the property.
- Confirm personal or company ownership and all borrowers.
- Explain any move abroad since the original mortgage.
- Disclose family occupation, short letting or a change of use.
Bring the property and loan together
A usable brief connects the mortgage balance, expected value, rent and deal end date. If you want to release capital, explain how much and what it will fund.
- Gather the tenancy information and recent rental receipts.
- Identify service charges, ground rent or management arrangements.
- Provide an overview of other properties and secured borrowing.
Plan the overseas administration
Identity, certified documents, signatures and source-of-funds checks may need organising across time zones. Tax treatment is a separate question: living abroad does not remove the need to consider UK rental-income obligations.
- Ask which document formats and certifications are accepted.
- Agree how the solicitor will handle remote identity and signing.
- Keep tax questions with an adviser familiar with both countries.
Bring to the first conversation
- Current residence and income summary
- Mortgage statement, deal end date and estimated value
- Tenancy, rent receipts and property costs
- Ownership, portfolio and any capital-raising purpose

Your questions, answered
Can I use the same lender after moving abroad?
Possibly, but the existing lender’s options and conditions need checking. Tell Jack where you now live and whether you want only a rate change or also new borrowing, different borrowers or a changed term.
Link to this answerDoes the UK rent stop being taxable when I leave?
Do not assume that. UK rental income can remain subject to UK tax when you live overseas. Ask a tax adviser about your position and the Non-resident Landlord Scheme.
