Choose the actual country before the lender route
France, Germany, the Netherlands and Ireland have different records and legal systems. EU citizenship does not mean all EU residence and income arrangements receive identical treatment. Give each applicant’s country of residence, citizenship, currency and intended UK immigration position separately.
Build a useful first-conversation pack
- Actual residence and employer or business location for each applicant
- Local income and tax records with translation needs identified
- UK occupation plans and the country from which the deposit will be sent
Start with an outline of the purchase price, borrowing required, income and property use. Send detailed personal documents only through the secure route agreed with Jack.
A question specific to this starting point
Does an EU passport settle the UK mortgage eligibility question?
No. Nationality, current residence, UK immigration permission where required, income and property use are separate questions. A country guide is a preparation aid, not a statement that every resident or citizen is eligible.

Prepare the income evidence
EU residence is not a single lending category. We need the actual country, your residence status, employer and income currency. Self-employed evidence may need accounts, local tax records and translations.
Make the cross-border preparation specific
If you own a local company, explain its legal form and how you receive personal earnings. A UK lender may not assess that structure in the same way as a UK limited company.
Planning a £1m+ UK purchase or refinance?
The country and income questions sit alongside the size and nature of the UK property. See £1m+ mortgages, large homes and country estates and complex property types. For a wider wealth or ownership picture, there is also a dedicated UHNW mortgage page.
How I approach the case
We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.
Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.
What to prepare
- Residence evidence and nationality
- Income in the currency in which you are paid with bank credits
- Deposit source and transfer history
- UK property and intended use
You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.
Country and currency acceptance are checked on a case-by-case basis. This page does not imply an office or regulatory authorisation in your country of residence.
Your questions, answered
Does living in this country guarantee access to a UK mortgage?
No. Residence is one part of the assessment, alongside nationality, income, credit background, deposit and property use. The country pages explain how to prepare an enquiry. They do not guarantee lender acceptance or imply local mortgage authorisation.
Link to this answerCan I buy a UK rental property while living abroad?
That is a question we can explore against your circumstances and current lender criteria. Start with the intended tenancy, ownership, property price, deposit and rental estimate. UK and local tax or legal implications need advice from appropriately qualified professionals.
Link to this answerWhat if my plans include returning to the UK?
Tell me the expected timing, intended occupancy and what will happen to your employment and income. Buying a home to live in, buying a rental property and refinancing an existing UK home are different briefs. The application should accurately reflect the intended use and foreseeable changes.
