Start with ownership, lawful transfers and the actual occupier

A UK-based buyer receiving help from parents in China presents different questions from parents buying in their own names. Establish the borrower, donor, owner and occupier before discussing a lender. Confirm the lawful source and transfer route with the bank and appropriately qualified advisers; do not assume a personal foreign-exchange allowance permits an overseas property purchase.

Build a useful first-conversation pack
  • Each proposed borrower’s residence, income and UK status where relevant
  • Gift or loan terms, donor identity and evidence of how the money arose
  • Original-language records, agreed translations and the full transfer trail

Start with an outline of the purchase price, borrowing required, income and property use. Send detailed personal documents only through the secure route agreed with Jack.

A question specific to this starting point

Can my parents in China help with a UK home deposit?

An overseas family gift may be considered by some lenders, subject to their rules and legal checks. Confirm who owns the money, whether repayment or an ownership interest is expected, and whether the transfer is lawful. A large gift does not resolve the borrower’s income or immigration eligibility.

Useful source material · checked 23 September 2026: HSBC: non-UK-resident mortgage criteria · HSBC: mortgage application documents · SAFE: personal foreign-exchange and overseas property guidance. Published lender examples explain individual policies, not the whole market. Criteria are checked again for your application.

Prepare the income evidence

Salary, bonus, business ownership and investment income should be separated and supported by documents that reconcile with the banking history. Translation or certification requirements are agreed for the proposed route.

Make the cross-border preparation specific

Build a clear source-of-funds trail before moving a deposit between accounts or jurisdictions. Your UK solicitor and the lender will each complete their own checks.

Planning a £1m+ UK purchase or refinance?

The country and income questions sit alongside the size and nature of the UK property. See £1m+ mortgages, large homes and country estates and complex property types. For a wider wealth or ownership picture, there is also a dedicated UHNW mortgage page.

How I approach the case

We begin with what you want to achieve, your timescale and any part of the case that needs explaining. I review the evidence and suitable lender routes, then explain the available options and their costs. A recommendation follows the individual assessment; an initial conversation does not commit you to an application.

Where legal, tax or other specialist advice is needed, we identify it early so the finance fits the wider transaction. Tell me about any change in employment, borrowing, deposit or property details before proceeding.

What to prepare

  • Residence evidence and nationality
  • Income in CNY with bank credits
  • Deposit source and transfer history
  • UK property and intended use

You do not need every document before saying hello. Start with a short outline; detailed or sensitive records should follow through an agreed secure route.

Before you proceed

Country and currency acceptance are checked on a case-by-case basis. This page does not imply an office or regulatory authorisation in your country of residence.

Your questions, answered

Does living in this country guarantee access to a UK mortgage?

No. Residence is one part of the assessment, alongside nationality, income, credit background, deposit and property use. The country pages explain how to prepare an enquiry. They do not guarantee lender acceptance or imply local mortgage authorisation.

Can I buy a UK rental property while living abroad?

That is a question we can explore against your circumstances and current lender criteria. Start with the intended tenancy, ownership, property price, deposit and rental estimate. UK and local tax or legal implications need advice from appropriately qualified professionals.

What if my plans include returning to the UK?

Tell me the expected timing, intended occupancy and what will happen to your employment and income. Buying a home to live in, buying a rental property and refinancing an existing UK home are different briefs. The application should accurately reflect the intended use and foreseeable changes.
