What to watch before your next mortgage decision

A practical reading list for rates, lender criteria and the costs that affect your own case.

Compare current products on the day

A headline about the Bank Rate does not establish the price of your next mortgage. Product rates, fees and criteria can change independently. Ask for a dated comparison based on the loan, property and income actually being considered.

Watch the deadline you control

Your current product end date, offer expiry and purchase contract can matter more than an uncertain rate forecast. Keep the relevant dates visible and discuss options early enough for any legal and valuation work.

Recheck the wider budget

Property tax, insurance, leasehold charges and changes in personal spending can alter affordability without any change in rate. Landlords should also revisit rent, void assumptions and maintenance reserves.

Use primary sources

For current property tax use HMRC; for the Bank Rate use the Bank of England; for lender acceptance use the lender’s current published criteria and case confirmation. This page is a decision checklist, not a live rate feed or market forecast.
