Start with the business structure
Identify whether you trade as a sole trader, partner or company director. Include the trading name, start date and your share of ownership. A group structure needs a simple explanation of where revenue, profit and personal income sit.
Prepare the filed evidence
Have final accounts where available, tax calculations and the corresponding HMRC tax year overviews. The periods should match. A tax return, tax calculation and tax year overview are different documents; the lender may require a specific combination.
Show current trading
Recent business and personal statements help explain cash flow. Management accounts or an accountant’s explanation may be relevant if the last filed year does not represent current trading. Tell the adviser about reduced profits, new borrowing or a material business change.
Reconcile before submission
Check names, dates, income totals and any amended filings. Salary, dividends and retained profit must not be double-counted. Reimbursements are not extra earnings. The lender decides the exact period and format of evidence it needs.
Send documents securely
Use the document channel agreed with your adviser. An initial web enquiry does not need tax references, bank account numbers, passports or complete financial records. Keep originals and do not edit figures to meet a lender calculation.
