What should an employed professional bring to the first conversation?
A useful outline includes basic pay, variable earnings, contract type, current commitments and the property budget. If pay is changing, explain why and when. Contracts and a history of bonuses or other earnings may help clarify the position, without assuming every element will be accepted.
Can you work around training, travel or a busy schedule?
Tell me the best contact method, time zone and any periods when you are unavailable. We can agree how to request information and provide updates. If an agent, accountant or other representative is involved, we first establish your permission and the limits of that contact.
How do future career changes affect the discussion?
Plans to move employer, work abroad, change a contract or reduce working hours should be discussed early. The borrowing needs to fit the evidence and the longer-term plan. A particular profession or career profile does not guarantee a mortgage or a specific borrowing amount.
