Remortgage timing: a practical checklist

Plan your next mortgage around the deal end date, fees and legal work. Prepare the information that makes a rate review useful.

Practical preparation · General information, assessed individually

Start with the dates that affect the cost

Your product end date and the date an early repayment charge stops applying may be different. Take both from your mortgage documents and check the current balance, remaining term and any extra borrowing you want.

  • Record the deal end date and the rate that follows it.
  • Check the early repayment charge schedule and any exit fee.
  • Note planned changes to income, ownership, property use or borrowing.

Compare staying with moving

A product transfer and a remortgage can involve different assessments, fees and work. Compare them over the same period and on the same repayment basis; a lower monthly payment achieved by a longer term is not automatically a saving.

  • Include product, valuation, legal and adviser fees where applicable.
  • Ask what can be reserved, when it starts and whether it can be changed.
  • Keep paying the existing mortgage until completion arrangements are confirmed.

Keep the switch on track

Ask who is responsible for each outstanding item. The lender, conveyancer and current lender may each have a separate step to complete. A proposed date is not a confirmed completion date.

  • Respond to requests through the agreed secure route.
  • Tell the adviser about changes before completion.
  • Ask how any period on the follow-on rate would affect your budget.

Bring to the first conversation

  • Latest mortgage statement and account reference
  • Product end date and early repayment charge details
  • Estimated property value and desired borrowing
  • Current income, commitments and future plans

Start with an outline. Send sensitive documents only through the secure route agreed with Jack.

Your questions, answered

How early should I start?

Start ahead of your current deal ending so there is room to compare routes and resolve document or legal queries. Reservation windows and offer validity depend on the lender and product; ask Jack to work backwards from your specific dates.

Can I switch if my income has changed?

Tell Jack what changed and when. Staying with the current lender may involve a different assessment from moving, but additional borrowing or changes to the mortgage can alter the requirements. No route should be assumed available without checking.
