The situation
An experienced landlord is considering a freehold building divided into four self-contained flats. The seller provides one total rent figure and says the conversion was completed many years ago. The buyer wants to hold the whole block as a long-term investment.
What makes this more involved?
Separate front doors do not prove lawful conversion or acceptable construction. Tenancies, titles, planning, building regulations and safety information must be reconciled. The valuation basis and lender classification may differ from four individually saleable flats.
How I would approach it
Verify the property configuration
Ask the conveyancer and surveyor to investigate the title, conversion history, access, services and relevant permissions. Confirm what is actually being purchased.
Rebuild the rent schedule
Review each tenancy, deposit, payment record, expiry and responsibility for bills. Identify vacancies and any family or connected-party occupation.
Compare appropriate finance
Research a route for the actual multi-unit freehold configuration. Assess aggregate debt and costs, including shared maintenance and potential works.
What could change the plan?
Can the four flats be valued as four separate sales?
That cannot be assumed. The title, configuration and valuation instructions influence the assessment.
What if conversion records are missing?
Legal and surveying advice is needed. Missing evidence may affect the finance, timetable or decision to proceed.
What this would establish
Clarify the building’s legal and physical configuration and use verified unit-level income to assess a suitable funding route.
Is a multi-unit freehold block the same as an HMO?
Not necessarily. The actual layout, occupation and legal position determine how the property is classified and assessed.
