International · illustrative scenario

A France-based buyer testing a UK rental budget

A deposit held in euros needs more than a quick currency conversion. The purchase budget and the ongoing rental budget need separate checks.

Hypothetical brief. The figures are illustrative. They are not a lending offer or a completed client outcome.

01 · Starting point

The situation

A British employee living in France is considering a £320,000 rental property in England. They plan to contribute £112,000 towards the price and borrow £208,000, equivalent to 65% LTV before fees. Their salary and most savings are in euros, while expected rental income and the proposed mortgage payments would be in sterling. They have a separate allowance for purchase costs, but have not yet converted the deposit. The figures describe an invented brief, not a finance offer.

What makes this more involved?

A property budget that works at one exchange rate may need more euros by completion. The lender’s currency conversion and affordability method may also differ from a transfer provider’s quote. France residency needs checking explicitly: a lender advertising expat mortgages may exclude particular countries. The proposed £1,450 monthly rent is an estimate, not a valuation or evidence that the rental-cover requirements will be met.

02 · Working through the detail

How I would approach it

  1. Confirm the available route first

Check eligibility for the actual residence, nationality, employment and property use before spending money on an application. Keep the disclosed facts consistent across documents. A British passport should not be treated as a substitute for confirming whether a lender can accept a France-resident applicant.

  2. Build a completion budget in both currencies

Set out the £112,000 contribution, legal and mortgage costs, applicable purchase tax and retained reserves. Obtain a current transfer quote and test a less favourable conversion. For illustration only, if £1 costs €1.20, the contribution needs €134,400; at €1.26 it needs €141,120, a €6,720 difference before transfer charges.

  3. Test the rental separately

Prepare a sterling forecast including mortgage payments, management, insurance, repairs, tax and empty periods. Have the lender assess the rent using its own method. Consider how the household would fund a shortfall from euro earnings without assuming either rent growth or a favourable exchange rate.

03 · Questions to resolve

What could change the plan?

What if the buyer converts the money early?

Holding sterling may reduce uncertainty over that converted amount, but changes when the euros are exchanged and what funds remain available in France. Discuss timing and provider terms without treating a future currency movement as predictable.

What if the purchase tax is higher than budgeted?

Ask the conveyancer or tax adviser to calculate it using the buyer’s full circumstances, including overseas property ownership. England’s SDLT residence test is distinct from a simple nationality label. Rework the total cash requirement before committing.

What if the rent falls short of lender requirements?

A larger contribution may reduce the requested loan, but it must leave enough for costs and reserves. Alternatively, a lower purchase price or another property could be more workable. Do not treat the advertised maximum LTV as an entitlement.

04 · The decision to reach

What this would establish

Establish an eligible finance route and a cash budget that survives a less favourable currency conversion. UK rental-tax requirements and any French reporting obligations should be reviewed with appropriate tax advisers. No exchange-rate forecast, investment return or lending decision is implied.

Does a sterling rent remove all currency risk?

It can align the rent with sterling mortgage payments, but the deposit, overseas earnings and funds needed during empty periods may still require conversion. Those exposures need their own budget.
