HNW & UHNW · illustrative scenario

A new equity partner planning a £950,000 mortgage

A move from salary to partnership drawings changes the income story just as a home purchase approaches.

Hypothetical brief. The figures are illustrative. They are not a lending offer or a completed client outcome.

Discuss my circumstances ↗
01 · Starting point

The situation

A solicitor has moved from employment to equity partnership and is considering a £1.5m family home. Monthly drawings look familiar, but the partnership agreement, profit allocation and tax position have changed. A capital contribution has also been financed separately.

What makes this more involved?

Drawings are not automatically the same as final taxable profit or guaranteed salary. The partner’s capital loan and tax liabilities can materially affect disposable income. Using the previous employed salary without explaining the change would leave an incomplete application.

02 · Working through the detail

How I would approach it

  1. Describe the new arrangement

Establish the appointment date, equity share, fixed and variable entitlements, drawings policy and any reconciliation at year-end.

  2. Reconcile personal and firm evidence

Bring together the partnership agreement, accountant’s explanation, firm accounts and available personal tax records. Identify which periods relate to employment and which to partnership.

  3. Budget for the transition

Include capital-loan payments, tax reserves and household spending. Research lender treatment of the actual partnership structure and trading history.

03 · Questions to resolve

What could change the plan?

What if drawings exceed the final profit allocation?

The partner may face a reconciliation or lower future drawings. Test affordability using income that is supportable, not simply the highest cash withdrawals.

Should the purchase wait for another tax year?

Possibly. The timing decision depends on available evidence, lender criteria and the household’s priorities; a new role does not itself establish an answer.

04 · The decision to reach

What this would establish

Explain the career change accurately and establish whether a suitable route exists now, or whether a later application or revised budget would be more realistic.

Can a lender assess a new partner before a full year has passed?

Some circumstances may be considered, but the firm, individual evidence and lender criteria must be checked. Acceptance is not automatic.
