International · illustrative scenario

An overseas sole trader preparing a UK rental purchase

A healthy business bank balance is only the starting point. The income evidence needs to show sustainable personal earnings and funds genuinely available for the deposit.

Hypothetical brief. The figures are illustrative. They are not a lending offer or a completed client outcome.

01 · Starting point

The situation

A British consultant has operated as a sole trader in Singapore for three completed trading years. They want to buy a £450,000 UK rental property using £180,000 towards the price and a £270,000 mortgage, equivalent to 60% LTV before fees. Purchase costs and a reserve are intended to remain separate. Work is invoiced in Singapore dollars, with several large payments arriving close to year-end. These invented figures illustrate preparation questions, rather than a lender’s accepted income calculation.

What makes this more involved?

Turnover, taxable profit, money received and money available to withdraw are different measures. A large recent bank credit might settle months of earlier work, while the account balance may include tax reserves or client money. Overseas accounts may also use different reporting periods and document formats. The lender needs evidence it can assess, rather than a familiar UK document requested from a jurisdiction that does not produce it.

02 · Working through the detail

How I would approach it

  1. Describe how the business operates

Confirm the legal status, registration, ownership, start date and trading activity. Identify the main clients, payment cycle, business debt and recurring costs. Keep a sole trader distinct from a company director: company-profit assumptions should not be imported into an application with a different structure.

  2. Reconcile the completed periods

Bring together the accounts, local tax assessments and relevant bank statements for the periods the lender requires. Ask the accountant to explain material movements and reconcile profit with cash receipts. Confirm any translation, certification and accountant-qualification requirements before paying to reproduce documents.

  3. Protect the working cash and deposit

Trace the £180,000 contribution and establish which funds remain needed for tax, business bills and personal spending. Review current trading alongside completed figures. Assess the proposed rent, property costs and loan separately; the business bank balance is not proof that the rental mortgage will be affordable.

03 · Questions to resolve

What could change the plan?

What if the latest profit is lower?

Explain the reason and provide current evidence without selecting only the best year. The lender may use a different figure from the applicant’s preferred average. Consider whether a smaller loan or waiting for clearer trading evidence would make the plan more sustainable.

What if the local tax assessment is not in English?

Ask which documents, translator and certification format are acceptable. A self-prepared summary may help explain the file, but must not replace the original evidence. Resolve the requirement early enough to avoid delaying the transaction.

Can unpaid invoices increase the mortgage budget?

They may explain trading activity, but they are not cash already received. Their accounting treatment and the lender’s income method must be clear. Do not assume an invoice, projected contract or optimistic pipeline will count as personal income.

04 · The decision to reach

What this would establish

Establish which overseas evidence can support an income assessment and a deposit that does not depend on spending money already committed elsewhere. This may reveal that more documents, a revised purchase budget or additional trading history are needed. Neither the requested loan nor the income assessment is assumed to be accepted.

Do I need a UK SA302 if I work for myself overseas?

Not everyone operating overseas will have UK self-employment tax calculations. Explain where the business and income are reported, then check the lender’s acceptable local accounts, tax assessments and accountant evidence. Do not create or imply a UK record that does not exist.
