Source of funds and source of wealth for a mortgage

A balance shows what is in an account. A useful evidence trail also explains how the money was earned or received, who owns it and how it reaches the purchase.

The starting point

Source of funds concerns the money used for a particular transaction. Source of wealth explains how a person or organisation built their wider wealth. The evidence needed depends on the transaction and the checks being carried out.

A preparation guide for property buyers. A lender and solicitor may make separate requests; their requirements and risk assessments determine the evidence needed.

Two questions, with different evidence

The Solicitors Regulation Authority distinguishes transaction funds from a client’s wider wealth. Its guidance expects firms to understand the explanation and consider whether the supporting documents fit it. A transfer from another bank account may show movement without explaining the original source.

For your first conversation, separate the amount intended for the purchase from the broader asset picture. A simple list is often a useful starting point: source, owner, approximate amount, current account and any unresolved question.

  • Identify which funds are yours and which belong to another person or company.
  • Separate readily available cash from assets that still need to be sold or released.
  • Explain an unexpected credit or change in the plan before the completion deadline.

Connect the event, receipt and onward transfer

Ask which documents are required before sending a large folder. Depending on the facts, a coherent trail might connect a sale or distribution document, receipt of the proceeds and later movements. Gifts, business payments and inherited funds need their own explanation.

The following checklist is an organisation method, not a universal lender document rule. Keep originals complete and legible, record name or currency differences, and ask the recipient what translation or certification they accept.

  • Underlying event: what created the money?
  • Ownership: who is entitled to use it?
  • Movement: which accounts did it pass through?
  • Availability: what remains after costs, liabilities or planned spending?

Start with an outline, then agree secure sharing

You can tell Jack the approximate amount, country and broad source in the initial enquiry. Full bank statements, identity records and detailed asset schedules should follow through an agreed secure route. Do not put account numbers or identity-document details into the general website message.

Keep a short list of who has requested what. An adviser receiving a document does not mean a solicitor or lender has accepted it, and a completed checklist does not confirm eligibility.

Two situations to think through.

These are original, invented examples for discussion. They are not records of clients, approvals, lender offers or completed transactions.

Illustrative situation

Company-sale proceeds held across two accounts

An invented buyer plans to use £420,000 of proceeds from selling a business interest. The money moved from the receiving account into a separate savings account.

Questions to work through

The useful question is how the sale, personal entitlement and account movements connect. The working pack might index the transaction documents and statements the recipient requests. The adviser should also ask what commitments or professional advice affect the amount available.

A current savings balance alone does not explain the business-sale origin. No mortgage decision or tax outcome is assumed.

Illustrative situation

Savings plus a family gift

An invented buyer has £90,000 of personal savings and expects a £60,000 family gift. The intended contribution is £150,000 before purchase costs.

Questions to work through

Keep the two sources distinct. Confirm whether the family contribution is an outright gift, a loan or an ownership interest, then obtain the lender’s and solicitor’s requirements. Discuss the donor’s evidence and any conditions before treating the full sum as available.

The arithmetic describes the proposed funds only. It does not establish that a particular lender will accept the arrangement.

Your questions, answered.

Is source of wealth always the same as source of funds?

No. One concerns the particular transaction; the other concerns the wider origins of wealth. The professional carrying out the checks decides which information is needed for the circumstances.

Does money coming from a UK bank remove the need for an explanation?

Do not assume so. A bank transfer may show where money was held without establishing how it was acquired or who is entitled to use it.

Should I move the money before asking for advice?

Explain the proposed route first. Keep a complete trail of any movements and follow independently verified completion instructions from your solicitor.
