Commercial preparation

Commercial property purchase: document checklist

Prepare a clear brief connecting the buyer, the business or tenancy, the property and the proposed borrowing.

Practical preparation · General information, assessed individually

Describe the buyer and use

Commercial funding discussions need the purpose of the property and the borrowing to be clear. Distinguish premises for your own business from a property intended for tenants.

  • Identify the proposed purchasing entity and decision-makers.
  • Explain the intended use and any planned change.
  • Record the price, available equity and important dates.

Connect the figures to the plan

A commercial lender may consider trading history and repayment ability. Organise the financial information relevant to the proposed borrower and use.

  • Ask your accountant which current records best explain the trading position.
  • List existing borrowing and recurring commitments.
  • For an investment, gather the available tenancy and rental information.

Create a property question list

Bring the property documents and unanswered questions into one index. Your solicitor, surveyor and other specialists advise within their own scopes; an organised folder does not replace their assessment.

  • List the available sale, title and lease documents.
  • Identify any condition, use or access issue requiring specialist review.
  • Record who is answering each question and what decision it affects.

Bring to the first conversation

  • Buyer and ownership summary
  • Business financial information or tenancy records
  • Purchase budget and proposed borrowing
  • Property document index and outstanding questions

Start with an outline. Send sensitive documents only through the secure route agreed with Jack.

Your questions, answered

Does every lender ask for the same documents?

No. Treat this as an initial organisation checklist, then obtain the requirements for the lender and transaction being considered.

Can I use the same brief for several property options?

Keep the business background reusable, but give each property its own price, use, cost assumptions and outstanding questions.
