Read the terms before the day

Auction terms can create binding commitments and short payment deadlines. Ask your solicitor to explain the specific sale conditions before you bid; different auction methods have different terms.

  • Send the legal pack and any addendum to your solicitor.
  • Record the deposit, buyer fees and completion deadline from the actual terms.
  • Ask what happens if the purchase cannot complete.

Give the funding discussion a real brief

A maximum bid should reflect more than the purchase price. Create a one-page summary for the adviser, listing the property, intended use, available funds and the deadline you would be accepting.

  • Separate confirmed cash from finance still being assessed.
  • Record the planned works and the repayment route for short-term borrowing.
  • Identify what remains subject to lender or legal approval.

Set a decision point

Create a pre-bid decision sheet with unresolved questions and the professional responsible for answering each one. An attractive guide price does not answer those questions.

  • Include legal, survey and funding questions on the same sheet.
  • Set your total spending limit before the auction starts.
  • Pause if a material answer is still missing.

Bring to the first conversation

  • Auction listing, legal pack and sale conditions
  • Written advice on legal or property concerns
  • Itemised purchase budget and available cash
  • Funding status and the contractual timetable

Start with an outline. Send sensitive documents only through the secure route agreed with Jack.

Your questions, answered

Is an agreement in principle enough to bid?

It is not a final mortgage offer. Ask the adviser and solicitor to identify the gap between an initial indication and the funding needed under the auction terms.

Does every auction have the same deadline?

No. Use the actual auction and sale conditions, including any later amendments, and ask your solicitor to explain them.
