Business owners · illustrative scenario

Buying a home after acquiring another business

The company grew, but acquisition debt and integration costs make the personal mortgage brief more involved.

Hypothetical brief. The figures are illustrative. They are not a lending offer or a completed client outcome.

Discuss my circumstances ↗
01 · Starting point

The situation

A business owner wants a £900,000 mortgage on a £1.4m home after acquiring a competitor. Group turnover increased, but the acquisition introduced debt repayments and integration costs. The deposit is intended to come from existing personal savings, with costs funded separately.

What makes this more involved?

Combined turnover is not personal income. The borrowing structure may include guarantees, restrictions on distributions and liabilities outside the original trading company. A lender needs a clear group picture rather than a single favourable set of figures.

02 · Working through the detail

How I would approach it

  1. Draw the ownership map

Identify trading entities, holding companies, ownership shares and the individual’s guarantees. Explain which company employs the applicant and which can pay dividends.

  2. Review cash after the acquisition

Consider debt service, working capital and integration costs. Reconcile historic accounts with the current group structure and accountant-prepared information.

  3. Keep home funds separate

Evidence the personal deposit and assess household payments alongside business-related commitments. Ask whether preserving liquidity is more important than reaching the initial purchase budget.

03 · Questions to resolve

What could change the plan?

Can the acquired company’s full profits count?

They cannot automatically be added to personal income. Ownership, accounting treatment, access and lender methodology need checking.

What if the deposit will be extracted later?

Confirm the lawful route, timing and net funds with the accountant. A planned distribution is not the same as money already available.

04 · The decision to reach

What this would establish

Present a coherent post-acquisition position and establish a home budget that does not depend on treating company turnover or inaccessible cash as personal earnings.

Does a larger business always support a larger mortgage?

No. Profit quality, debt, ownership and available personal income can matter more than turnover.
