The situation
A technology contractor wants to buy a home after starting a new engagement. The stated rate is £650 per day, but there was an eight-week break between contracts. Work is paid through an umbrella arrangement with deductions and a working pattern that may vary.
What makes this more involved?
Multiplying the day rate by every weekday in a year can overstate reliable income. The contractual rate, umbrella assignment rate and actual pay are not interchangeable. The lender also needs an accurate employment and contract history.
How I would approach it
Identify the pay arrangement
Review the contract and umbrella payslips to distinguish the quoted rate from taxable pay and money received. Confirm the expected days and any employer or umbrella deductions.
Explain the gap
Set out the reason for the break, previous engagements and the new contract’s remaining term. Do not describe a discretionary gap as continuous paid employment.
Research the right assessment
Compare any available contract-based assessment with an earnings-based route. Use the lender’s own method rather than a universal annualisation formula.
What could change the plan?
What if renewal is only verbally discussed?
A hoped-for extension is different from a signed contract. The application should show the current commitment and identify the uncertainty.
Can the partner’s income help?
Potentially, where they are an applicant and their circumstances support it. Joint borrowing also creates shared responsibilities and requires a complete assessment.
What this would establish
Establish a defensible income assessment, explain continuity and avoid building a purchase budget around an optimistic annualised figure.
Is there one formula for contractor mortgage income?
No. Assessment varies by lender and arrangement, including contract history, pay structure and evidence.
